Why We Are Taking Action
Meet The Candidates
Elizabeth C. Brown
Dear fellow Villa Medici owners:
I am one of the candidates for a Board of Directors position, and l would like to tell you about myself. I am a retired attorney, a wife and mom, an animal lover, and a community volunteer. In addition to my professional career, I have been a Girl Scout leader, a band booster president, a fundraising coordinator, and a member of various committees for the HOA in the community where I live. My adult child co-owns and lives in our Villa Medici unit.
For most of my 30-year legal career I worked as a staff attorney in the United States federal courts, where I advised federal judges about a wide range of civil and criminal cases. I followed the same high ethical standards that federal judges follow. I worked hard to make sure that all of the parties in our cases were treated fairly and with respect.
Home ownership is one of our biggest financial and emotional investments. I am not a real estate investor. I am a homeowner. I understand the importance of following the law when individual rights and interests are at stake. The rights of individual homeowners are as important as multi-unit investors. Both types of owners deserve to know exactly how our hard earned assessment dollars are spent. Every owner should have a voice in how our Board manages our community.
Florida law is clear that a condo association board member has a fiduciary relationship to the unit owners. That means that our board members must always act in good faith and in the best interests of the owners who make up the Association. These are the rules that I will follow as a Villa Medici board member.
Thank you for considering giving me your vote.
Cesar Custodio
I have been an on-site Villa Medici Homeowner for the past 5 1/2 years and I have always been proactive within the community and passionate in assisting Homeowners and Residents when they encounter any issues or concerns.
The Villa Medici unquestionably is in need of severe assistance in all aspects and a newly elected Board including myself will take on an endeavor in which all Homeowners will be allowed to engage in order to rescue the Villa Medici.
I will follow the obligatory fiduciary responsibilities of an HOA board member which is to maintain collaborative duties requiring to act in the best interest of the association, make well informed decisions, and avoid any personal conflicts of interest or any personal financial gain. I am part of this community as well as the other 359 Homeowners and Residents who live here.
Ivy Spera
I am running for the Board of Directors because
I care deeply about our community and believeVilla Medici deserves thoughtful, steady,
and transparent leadership. This is a wonderful place to live, with great neighbors and tremendous potential. With clear communication, accountability, and teamwork, I believe we can ensure Villa Medici operates smoothly, responsibly, and in the best interests of all owners.
My goal is to help restore confidence in how our association functions by promoting professional management, fiscal responsibility, and open dialogue. I want every resident to feel assured that our community is being cared for with fairness, consistency, and respect.
With experience as both a landlord and as a current full-time resident, I understand the perspectives of owners, tenants, and investors alike. Professionally, I work in project management, where I manage complex initiatives and drive results through collaboration and accountability: skills that directly translate to effective board leadership. I have also completed the Florida Condominium Board certification course and am prepared to contribute immediately.
- If elected, I will focus on:
Implementing electronic voting and virtual meeting access to make participation more
convenient and transparent. - Reviewing the current Special Assessment to ensure all expenditures serve the best
interests of owners, and adjusting where necessary. - Updating association bylaws to modernize governance and encourage broader
representation that provides robust protection to association and owner alike. - Evaluating vendor contracts to improve service quality and cost efficiency.
- Strengthening management operations to ensure responsiveness, professionalism, and consistent upkeep of community assets such as pools, the gym, and all common areas
- Maintaining accurate contact information for owners and tenants to improve
communication. - Rebuilding community engagement through organized resident events
Villa Medici is more than just an association. It is our home. With renewed focus and steady leadership, we can preserve its beauty, strengthen its operations, and foster the sense of community we all value. It would be an honor to serve on the Board of Directors and work together toward that shared vision.
