We were ready for Elections until on Dec 9, 2025, this current Board, out of the blue decided to announce:

  • Annual meeting by Zoom!
  • No qualified persons to run for the Board

In other words: No Elections!

Signature Was Required Before Reviewing The Documents

This Board requires owners to sign letters like the one above before allowing them to inspect the Association’s records. They then use these same letters in Orange County Court as “evidence” that owners have reviewed their official records—when in reality, the documents provided are old, outdated, and unrelated to the current administration, including nothing from October 2023, all of 2024, or 2025.

Afterward, the Board presents these signed letters to investigators as proof that they have fully complied with the law and provided all requested records, suggesting there is nothing to be concerned about.

However, what owners are actually given access to are old boxes containing outdated files from 2011–2018, with none of the official records, financial statements, or bank documents that owners specifically requested. This practice prevents meaningful inspection and misrepresents the Association’s compliance with statutory requirements.

They Don’t Provide Us Official Records

The fix became worse than the problem. After years under receivership, the new Board elected in October 2023 raised dues by 15%. Yet in 2025 they still blame the receivership for “over $1,000,000 to the reserves and other unexpected expenses”—while our community continues to decline.

  • Community conditions have deteriorated
  • No meaningful updates or repairs
  • No painting, no maintenance performed

Two years later, the Board revealed—without warning—a massive special assessment of $2,573,844.90 for repairs.

And despite all this time, they still refuse to provide the bank statements from 2023 to 2025.

Insurance Claims

DDA Forensics inspectors informed residents that the Board hired Melvin Law Group for hurricane-related roof and exterior damage claims—but no one can tell us which hurricane, or even what year the claim is tied to.

We still don’t know our insurance status.
We don’t know what claims exist.
We don’t know our obligations or responsibilities.

Villa Medici residents have reached out to Assured Partners Insurance Corp and Citizens Property Insurance multiple times. No replies. We’re told we’re “not the client” and must speak to the Board.

And the Board? No answers. No transparency. No communication.

Dear Villa Medici Owners and Property Managers,

We are profoundly disappointed and deeply concerned. On December 9th, 2025, the Annual Meeting and Board elections were abruptly canceled — with the stunning claim that there were “no qualified persons” to run. This action — combined with a long series of troubling decisions — raises serious questions about the state of governance, transparency, and accountability in our community.

What follows is a concise yet urgent summary of the challenges before us and why we must unite to protect our homes, our investment, and our rights as owners.

1. Official Records & Financial Transparency — A Crisis of Accountability

* Owners have been submitting Official Records requests properly via USPS Certified Mail, as protected under §718.111(12), Florida Statutes. These lawful requests are being rejected and returned to sender.
* Owners who did briefly access records discovered missing or withheld financial information — an alarming red flag.
* The Resident Center website remains incomplete and does not meet statutory requirements for posting accessible Official Records.
* The 2024 audit was only recently posted — 11 months late — and the 2023 financial report is merely a “compilation,” not the full audit required for an association of this size.
* With insufficient financial disclosures, there is no way to validate the necessity behind last year’s Special Assessment — or any future one.

We must ask: What exactly is being hidden from the owners who fund this association?

2. Meetings Cancelled & Elections Obstructed — An Attack on Owner Rights

* The November 17th budget meeting was canceled at the last moment without explanation or a new date.
* The first notice for the Annual Meeting violated both the bylaws and state law — including the omission of email voting instructions.
* Our bylaws clearly require that the Annual Meeting be held December 16th — not two days before Christmas. Yet now everything is canceled again.
* Qualified candidates who paid all assessments on time appear to be subjected to tactics aimed at falsely deeming their accounts “not in good standing” — blocking them from the ballot.

If owners are denied their right to elect new leadership, it will be a devastating violation of democracy at Villa Medici.

3. Deteriorating Property Conditions — Photos vs. Reality

* Roads remain hazardous with deep, damaging potholes.
* The gate frequently malfunctions — often simply left open on weekends.
* The gym remains unimproved despite months of closure.
* Cosmetic painting is being used to mask deeper structural issues — water intrusion, rotting support elements, and collapsing staircases remain unresolved.

A fresh coat of paint does not stop buildings from deteriorating.

4. Management & Reputation — Owners Are Paying the Price

* A new Association Manager, Catherine E. Panizo, was hired without any formal announcement nor a contract posted for owner review.
* The association’s attorney, John Arthur Leklem, has been suspended for 90 days — leaving the community’s legal strategy unclear.
* Property values are declining. Rents have dropped. Vacancies are rising. Buyers and renters are avoiding us.

Just look at the Google reviews — our community’s reputation is suffering, and so are our investments.

Every owner has the right and the power to demand transparency.
